What is your cancellation policy?
Our cancellation policy depends on your booking date.
Reservations made on or after June 10, 2025:
- 25% deposit due at booking
- 25% due 90 days prior to arrival
- Final 50% due 60 days prior to arrival
- Cancel up to 30 days before check-in for a full refund (minus travel insurance)
- Within 30 days, nonrefundable unless re-rented
Reservations made on or before June 9, 2025:
- Cancel up to 60 days before check-in for a full refund minus a $295 fee
- Within 60 days, nonrefundable unless re-rented
Payments are automatically processed unless otherwise arranged. We accept major credit cards and wire transfers.
What time is check-in and check-out?
- Check-in: 4:00 PM
- Check-out: 10:00 AM
Early check-in and late check-out are typically unavailable to allow for proper cleaning and preparation.
What if we arrive late?
No problem at all. You’ll receive a pre-arrival email with your door code or lockbox instructions for easy self check-in.
Can I ship packages to my rental?
We recommend using a local mail or package service in Sarasota or Siesta Key Village for secure delivery.
Can we clean the property ourselves to avoid the cleaning fee?
No. Our professional cleaning team ensures every home meets our quality and safety standards, including professionally laundered linens.
Are pets allowed?
Some homes are dog friendly and allow:
- Up to 2 dogs (combined weight up to 50 lbs)
- $250 pet fee per stay
- Breed and behavior restrictions apply
Service animals are always permitted by law. Emotional support animals must follow the standard pet policy.
Do properties have Wi-Fi?
Yes, all Tropical Sands Accommodations rentals include high speed Wi-Fi. Login details are provided at check-in.
What is included in the rental?
Each property includes a starter supply of essentials such as:
- Paper towels, trash bags, and cleaning items
- Dish soap, dishwasher pods, and laundry pods
- Shampoo, conditioner, body wash, and soap
- Toilet paper
Guests may need to replenish items for longer stays.
Are linens and towels provided?
Yes. All rentals include bed linens, bath towels, kitchen towels, and beach towels.
How close are the rentals to the beach?
Many of our Siesta Key vacation rentals are within walking distance to Siesta Beach or Crescent Beach. Each listing includes a map so you can view the exact location before booking.
Is beach gear included?
Most properties include beach chairs, towels, umbrellas, and coolers. Quantities vary by property call your local agents to confirm.
Do rentals have washers and dryers?
Most properties include in unit washers and dryers. Some condo communities offer shared laundry facilities.
Do I need to clean before check-out?
No. Simply follow the provided check-out instructions and leave the property in good condition.
Are pools heated?
Many properties offer heated pools, typically maintained around 82°F from November through April. Weather conditions may affect temperatures slightly.
Are kitchens fully equipped?
Yes. Kitchens include cookware, dishes, utensils, and standard appliances. Pantry items are not provided.
Do rentals have grills?
Many properties include propane grills. Please check your specific listing for details.
Can I host an event or party?
Events may be permitted with prior approval, fees, and proper permits. Please contact our team for details.
How do I get to Siesta Key?
Siesta Key is accessible via two main bridges:
- Stickney Point Bridge (south end)
- Siesta Drive Bridge (north end)
How do we get around the island?

How does the air conditioning work?
Thermostats are set for efficient cooling, typically not lower than 72°F. Florida humidity affects cooling performance, and systems are designed to cool approximately 20 degrees below outdoor temperatures.
Is Red Tide a concern?
